Terms & conditions
Bookings are subject to the following terms and conditions as agreed to at the time of booking.
Our contract
A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
bookings, Payments and deposits
For bookings made less than six weeks in advance:
- We require payment in full at the time of booking.
For bookings made over six weeks in advance:
- A deposit of 25% of the full price is payable at the time of booking.
- The remaining balance is due for payment six weeks before your arrival date.
Please note that bookings can not be accepted from persons under 21 years of age and we (the owners) reserve the right to refuse a booking without giving any reason.
Damage deposit
We may ask for a €500 damage deposit upon booking. This deposit will be refunded to you within seven days of departure, less the cost of any damage or breakages. In making a booking, you accept responsibility for any theft, breakage or damaged caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
cancellations
All cancellations must be immediately notified in writing to hello@roncovilla.com. If you cancel your holiday more than 60 days prior to your arrival, we're happy to process a full refund. If you cancel 30 days prior, we'll refund 50% of the total booking amount. Any cancellations received less than 30 days before your arrival date will incur a full loss of all payments.
We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss you may incur due to your cancellation or any delay in arrival due to travel issues.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Should this occur, you will be notified of the cancellation as soon as possible and we will promptly refund all payments made for your booking. Our liability cancellation will be limited to payments made to us.
arrivals and departures
Tenancies usually commence at 5pm local time and guests are required to vacate the villa by 10am on their day of departure unless otherwise agreed. This allows the villa to be thoroughly cleaned and prepared for incoming guests.
You will be given two sets of keys to il Ronco and the on-site swimming pool upon arrival. Please be careful with them as any loss will result in a charge, not only for replacement keys but also for the locks to be changed.
guests
The number of persons using the villa at any time must not exceed 10 adults or children above the age of 3 and only those listed on the booking form should occupy the villa. We reserve the right to terminate your booking without notice and without refund in case of a breach of this condition.
The client may, under no circumstances, re-let or sublet the property, even free of charge.
Children under the age of 18 must be supervised by their parent or guardians at all times.
Wifi
Wifi is available throughout il Ronco and is complementary with your stay. Please note that wifi use is subject to technical availability.
cleaning and upkeep
Our caretaker lives on the premises and is responsible for the general upkeep of the villa and will clean all common areas (kitchen, living and dining rooms) on a daily basis, apart from weekends. Should you require cleaning of the bedrooms and bathrooms during your stay, this can be arranged and paid for separately at €12 per hour. Drop us a line to arrange: hello@roncovilla.com.
All bed linen is changed once a week.
On the day of your departure, tenants are expected to place all household rubbish from the bedrooms and bathrooms into the main bin outside the kitchen. Our caretaker will deal with linens, laundry and cleaning.
We (the owners) or any other of our representatives reserve the right to enter the villa at any time to undertake essential maintenance or for inspection purposes. Unless it is an emergency, we will give you at least a 24-hour notice.
Pets
Pets are allowed at il Ronco, but only upon request and we may ask you to make an additional damage deposit. To enquire about bookings with pets, please drop us a line: hello@roncovilla.com. Please note that we do not accept pets without prior consent.
Smoking
Smoking is not allowed in any indoor areas at il Ronco. We politely ask that you take care when smoking outdoors and that you dispose of any refuse appropriately.
Damage to property
Please treat il Ronco and its facilities with due care so that other guests may continue to enjoy them. In the event that you notice damage in the villa, please let the caretaker know immediately so we can take appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The villa will be inspected at the end of your stay and you will be charged for any loss or damage found.
We reserve the right to make a charge to cover additional cleaning costs if the villa is left in an unacceptable condition.
The owners shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the villa, grounds or pool. In the event of such, please let the caretaker know immediately and we will make every effort to minimise the duration of any defects, malfunctions or problems.
All inventory must remain in the property and not be taken offsite.
pool rules
All guests must abide by the swimming pool rules. By agreeing to this contract, you confirm that it is your responsibility to ensure that the children in your party will NOT be left unattended by or in any of the pools onsite.
other
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Any problem or complaint which the client may have concerning their booking must be immediately reported directly to us or our representatives and we will endeavour to put matters right. Any complaints not reported to us or the caretaker at the time and only reported after the client has returned from holiday will not be considered by the owners.
This property is privately owned and is our home. We expect guests to enjoy the facilities and treat il Ronco with the same respect that they would with their own house.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice. These terms and conditions were last updated in May 2018.
